This apartment applies standard zoning that made the front part and ground floor into a public or commercial area. The description stated that this apartment is going to employ modern architectural elements in combination with art deco style. The building is still constructed and not fully completed yet; hence it is impossible to judge on totality of such a statement.

The structural system is shear wall using reinforced concrete and flat slab floors. Dewatering and water proofing becomes necessary due to its 2 level basement. The existing condition of the site is a contoured land, but it may still be considered flat with average elevation of 6 meters below street level. Hence, there is not so many cut and fill works in preparing the basement walls.

The interesting point about this complex is that the building’s podium designed as a green outdoor area. Besides the fact that it reduces the heat ( compares to a concrete podium ), it is indeed a clever trick to give a sense of touching the ground to owners of the upper units, not to mention the tennis court and swimming pool around main tower.

These facilities provide unique sensation to the users. However, an open tennis court in a hot climate of Jakarta must be carefully handled with care, especially for such an exclusive apartment like this one.

The European classical style in this complex is another thing to be reconsidered seriously due to its grandeur scale and sophisticated detail that must be employed throughout the building. There are some efforts to come into term with such demands ad shown in the detail design of pedestrian paving. Hopefully, this intricacy will be consistently maintained until the completion in 2006.

The division into 2 buildings is meant to reduce the massiveness and simultaneously in response to the urban design guidelines that requires this complex to become the gate and landmark of kuningan international urban complex.

Modernity in this complex is represented through glass curtain façade at the width part in southern and northern sides; which simultaneously reduced the heat created by direct orientation of the western and eastern parts. The west side of each building features steel trusses construction to depict a triangle from of the building, indicating safety factor for  the inhabitants to live in this 63 storeys structure.
